Stockbridge Planning Board March 27, 2007 MINUTES Present: Chairman, Doug Rose, Barbara Cohen Hobbs, Eric Plakun, Eugene Talbot, Robert Bartle, and Paul Coates Absent: Gary Pitney Member Hobbs made a motion to accept the minutes of March 13th as written. Member Bartle seconded this motion and it was unanimously approved, 6-0. Attorney David Hellman represented Bruce Rubin in a request for a Special Permit under Section 6.1.2. Attorney Hellman is seeking a recommendation from the board to the Board of Selectmen for a public hearing scheduled on April 2, 2007. The project is the demolition of an existing dilapidated house in order to reconstruct a new single family home with a one bay garage at 29 Mahkeenac Terrace. The property is located in the R-2 zoning district. The parcel that is approximately 16,693 square feet is nonconforming. Member Rose moved from the chair to recommend approval of the Special Permit for Bruce Rubin to the Board of Selectmen. Member Bartle seconded this motion and it was unanimously approved, 6-0. Attorney David Hellman represented Roger Dileo in the submission of a preliminary subdivision plan. The plan submitted was a sketch plan for discussion as a requirement of submission of a subdivision. The property is located on Route 183. The property consists of 5.06 acres of land in the R-2 zoning district. The proposal is to subdivide the property into two lots. The proposed roadway would remain a private way. The waivers requested are 20 foot traveled way, iron rod monuments instead of concrete or granite and the construction of a gravel surfaced road. The developer presented a proposal for the construction of a hammerhead road instead of a cul de sac for discussion with the board. Attorney Hellman stated that reason for this type of road is to create less of an impact on the land. Member Bartle made a motion to adjourn this meeting at 8:30 P.M.
