Member Hobbs seconded this motion and it was unanimously approved, 6-0. Attorney David Hellman represented Sherwood & Judith Gorbach, Trustees of 23 Mahkeenac Terrace Nominee Realty Trust in a request for a Special Permit under Section 6.1.2. Attorney Hellman stated that he is before the board for a recommendation for a public hearing on the application on April 2nd before the Board of Selectmen. The property is located at 23 Mahkeenac Terrace in the R-2 zoning district. The proposal is to add an addition to the kitchen on the "road side" of the house and to replace an existing deck with an enclosed one story sunroom on the lake side of the house. The property is nonconforming in that it consists of .35 acres in the R-2 zone and the requirement is 2 acres. It has less than 250 feet of frontage and is nonconforming as to setbacks in the rear and both sideline setbacks. Member Bartle made a motion to recommend approval to the Board of Selectmen of the Special Permit application under Section 6.1.2C for Sherwood & Judith Gorbach. Member Talbot seconded this motion and it was unanimously approved, 6-0. Member Bartle made a motion to adjourn this meeting at 8:15 P.M.
