Stockbridge Planning Board May 9, 2006 MINUTES Present: Chairman Douglas Rose, Eric Plakun, and Barbara Cohen Hobbs Absent: Gary Pitney, Paul Coates, Robert Bartle, and Allan Blau Meeting called to order at 7:30 P.M. Member Rose stated that due to an absence of a quorum the minutes for April 24th would be tabled until the next meeting. Attorney David Hellman represented Timothy S. Cage and Eric M. Nelson in a request for a Special Permit under Section 6.1.2. The project is the demolition of an existing house in order to rebuild a new house on essentially the same footprint. The property is located at 54 Lake Drive in the R-4 Zone. The existing house is a preexisting nonconforming structure. The lot is approximately ¼ acre and is nonconforming in acreage and frontage requirements. The lot has only 75 feet of frontage and the requirement is 300 feet. Attorney Hellman stated that the existing lot coverage is not nonconforming and the proposed lot coverage is not either. Attorney Hellman stated that the proposal would actually make the situation better in that currently the shed is setback at 28 feet that will be moved to 42 feet from the road and will be less nonconforming. Member Plakun made a motion that the board makes a recommendation to the Board of Selectmen in the absence of a quorum present that after reviewing the application for Timothy Cage and Eric Nelson under Section 6.1.2 for the reconstruction that the application would not be in any greater nonconformity so therefore the board recommends approval. Member Hobbs seconded this motion and it was unanimously approved, 3-0. Member Plakun made a motion to adjourn this meeting at 8:00 P.M.
