Subject:	Town-Owned Property Real Estate Auction

PLEASE TAKE NOTICE:  

The Town of Stockbridge, acting through its Board of Selectmen, will auction Town-owned real property situated at 1 Shamrock Street in Stockbridge, Massachusetts.  The property encompasses 1,660 square feet plus or minus shown on Assessor’s Map 26, Lot 21 which has a one-story wood framed structure on the property.  The structure has Town water and sewer.   A survey has been done and is available for review.  Title to the Town is by Book 227, Page 119.   A minimum bid of $93,100.00 is required.   The Town will select the proposal offering the best price and meeting all of the terms and conditions imposed by the Town.  Those terms and conditions include the following:

·	At the time and place of the sale, the buyer must pay five thousand dollars ($5,000.00) by certified, bank treasurer’s or cashier’s check.  The balance of the purchase price is to be paid in by certified check, bank treasurer’s or cashier’s check within 30 days thereafter at the office of the Board of Selectmen, 6 Main Street.

·	At the time and place of the sale, the buyer must demonstrate the ability to obtain the necessary funds or financing to satisfy the purchase price.  

·	At the time and place of the sale, the buyer must submit a disclosure of beneficial interests form pursuant to M.G.L. c.7, §40J. 

The property is to be sold at public auction on SATURDAY, AUGUST 20, 2005 at 10:00 a.m. at 1 SHAMROCK STREET.  The Board of Selectmen reserves the right to reject any or all proposals, to waive minor informalities or irregularities in any proposal and to make any award in any manner consistent with the law and deemed to be in the best interests of the Town of Stockbridge.
